Valnova.

Foothill views, room to get outside, and a growing community built around recreation. See the setting for yourself, then find out what living here could look like.

The setting

A little more room to live.

Valnova is within the City of Eagle. Its published plan spans approximately 6,000 acres, with more than half designated for open space and recreation. It is a long-term development, so different neighborhoods and amenities will take shape at different times.

The 2.5-acre recreation lake and beach are already part of the landscape, with paddleboarding right in the community. Glencara Recreation Village brings indoor and outdoor pools, pickleball, fitness, and places to gather; greenways and foothill trails connect the everyday routine to the Eagle setting.

Buyer questions, answered.

Is Valnova in Eagle?

Yes. The land was annexed into the City of Eagle in 2007 and is governed by a master development agreement with the city.

What amenities are there?

Valnova’s 2.5-acre recreation lake and beach are already here for paddleboarding and time by the water. Glencara Recreation Village adds indoor and outdoor pools, pickleball and fitness, while greenways and a regional trail system lead toward the foothills. Tennis courts and future village services are part of the larger plan.

How much is the HOA?

The regular HOA is listed at $240 per month, including 1 Gb fiber internet, Glencara access, and common landscape areas. Certain homesites have an additional benefitted-area fee; Tresidio lots in Muirhaven and Lindale are listed with an extra $45 per month. Verify the exact dues and services for your address.

Are there additional district charges?

Valnova uses a Community Infrastructure District (CID) to finance major public infrastructure. The amount is property-specific. Review the official CID fact sheet and the Ada County property lookup for a home you’re considering.

Which schools serve Valnova?

The community is currently zoned for West Ada School District, including Independence Elementary, Star Middle, and Eagle High School. Boundaries can change, so confirm the assignment for a specific address with the district.

Is the whole community finished?

No. The development is planned to span more than 30 years. Its first residents moved in during fall 2025; homes, commercial areas, and some amenities are being delivered in phases.
