Ask about CID costs for the exact property.
If you are comparing homes in Avimor, make district costs part of your early questions. A Community Infrastructure District is separate from the homeowners association. The useful starting point is the current disclosure and county record for the address or parcel you are considering.
Do not carry a number from a different home, community or older example into your budget. A CID figure needs its date, property assumptions and explanation of what it includes.
The four pieces of information to request.
- The parcel: confirm the street address or lot-and-block description and county parcel identifier.
- The current disclosure: ask which district applies and obtain the document for the property.
- The charge structure: ask whether the disclosure identifies a value-based levy, a separate assessment or both, and how each applicable component is billed.
- The current estimate: have the appropriate county or district contact and lender confirm the figures used for the completed home.
Keep HOA dues and district charges separate.
The HOA’s documents describe community services and rules. A district disclosure addresses different obligations. List them separately, then check the lender’s tax estimate so you do not add a district component twice if it is already included.
Avimor publishes HOA information and community documents here. Those HOA documents are not a substitute for an address-specific CID disclosure.
Questions to resolve before you commit.
- Which district and assessments apply to this parcel?
- What value and tax year does the estimate use?
- Does a quoted figure include every applicable district component?
- What do the current documents say about changes, limits and repayment?
- How will the charges appear in the lender’s payment and cash-to-close estimates?
This checklist does not publish a universal Avimor levy, flat annual charge or payoff date. The current property disclosure is needed before quoting those details.
Comparing Avimor with Valnova?
Use a separate disclosure for each district. Put the homes, value assumptions, HOA fees and tax components side by side. The Valnova CID guide describes its published fact sheet; those terms should not be assumed to apply to an Avimor property.
Send me the home or lot you are considering.
I can help gather the applicable community information and organize the questions for your lender and the relevant county or district contact. Include the address or lot number, whether you are considering a build or completed home, and the community you want to compare it with.

Let’s make it specific to you.
