Start with the home you can actually buy or build.
A model home is a useful starting point. Your decision comes together when we match the community, exact homesite, approved floor plan, finishes and timing. I’m Erna Palic, an Idaho Realtor with Homes of Idaho and a New Home Sales Consultant with Tresidio Homes. I help local and relocating buyers compare those details across the Treasure Valley.
This guide focuses on Tresidio options I can help you explore. It is not an exhaustive search of every builder or home for sale in Eagle.
Three communities to compare.
Eagledale: compare the neighborhood and the homesite.
Start with the Eagledale community guide and the homes already featured on this website. On a visit, we can walk a finished home and a specific lot, then discuss surrounding development, backyard use and the written features included in the price.
Valnova: compare the exact neighborhood within the larger plan.
Use the Valnova guide to explore the setting and amenities. Before choosing a home, check the HOA charges for its neighborhood and review its CID information. A community-wide description does not replace an address-specific cost comparison.
Avimor: narrow the search to East, West or Town Center.
The Avimor guide introduces these different settings. Compare the home type, outdoor space and actual route to amenities from the address you are considering. A home’s relationship to the trail, road or gathering area can matter as much as its floor plan.
Compare Avimor, Valnova and Eagledale side by side.
Build from a homesite or choose a quick move-in?
A completed home lets you evaluate the actual light, finishes and backyard. A home under construction may have some decisions already set. A build gives you more decisions to make, subject to plan availability, homesite approval and selection deadlines. Start with your move date and the choices that matter most to you.
See the build-versus-quick-move-in comparison.
What belongs in your total-cost comparison?
- The home or base price, lot premium and priced structural choices.
- Design selections and the written payment schedule for deposits.
- HOA dues, any additional neighborhood charges, taxes and applicable CID charges.
- Landscaping, fencing and other work included or excluded from the agreement.
- The lender’s payment estimate, closing costs and the conditions attached to any incentive.
Ask for the current terms on the specific home. A financing incentive is useful only when you understand the overall loan and purchase costs.
What to send me before your first tour.
Your comfortable budget range, preferred move date, bedroom needs, garage requirements and the two things you most want from the neighborhood are enough to start. If you already work with an agent, include that too so we can coordinate your visit.
I’ll help you compare relevant homes and build options, check the outstanding questions and arrange a focused visit. Browse the homes already featured on my website.
Let’s make it specific to you.
Share your priorities and the home or community you have in mind. We’ll start with the details that matter to your decision.
