Buying new construction?
Start here.

A new home can give you more choice—but the choices add up quickly. Here’s how to compare communities, homes, and the details that shape your budget and move-in date.

The details matter, from included features to the finishes you choose.
01

Choose the kind of new home that fits your timing.

Start with your move date and how much you want to customize. A completed home lets you walk through the actual space and may offer a quicker path to closing. A home already under construction gives you a clearer view of its plan and finish date, though some selections may already be set. Building from a homesite offers more decisions, with a longer and less predictable timeline.

Ask this first

What choices are still available for this specific home, and when would I realistically move in?

02

Choose the neighborhood before the finishes.

The best floor plan will still feel wrong if the location does not fit your daily life. Compare commute routes, nearby amenities, the feel of the streets, homesite orientation, and what is actually open today versus planned for a later phase.

In the Treasure Valley, a foothill setting, an established city neighborhood, and a growing master-planned community can offer very different routines. Visit at more than one time of day when you can.

Ask this first

Which amenities are open now, which are planned, and what are the monthly or annual community costs?

03

Look past the square footage.

Walk the plan as you would live in it. Notice where bedrooms sit relative to the great room, whether a bonus room can handle guests or work, how the kitchen connects to dining and outdoor space, and whether the garage fits the vehicles or storage you actually have.

Model homes can show options beyond a base plan. Ask which ceiling details, cabinetry, appliances, flooring, patio features, and landscaping are included in the home you are considering.

Ask this first

Can I see the written list of standard features and the selections or upgrades priced for this home?

04

Compare the full cost, not just the list price.

Price is only one part of the decision. Account for the homesite, selected options, lender and closing costs, taxes, insurance, and HOA dues where applicable. Builder incentives may depend on a particular home, lender, contract date, or closing timeline, so confirm the terms in writing.

If you finance the purchase, compare Loan Estimates using the same loan amount and assumptions. Look at the estimated payment, cash to close, lender costs, and any credits—not just an advertised rate. The Consumer Financial Protection Bureau’s comparison guide can help you read those numbers.

Ask this first

What is my estimated total cash to close and monthly payment for this exact home and financing scenario?

05

Map the milestones to your move.

For a build, ask when structural choices and design selections are due, how progress updates work, and what happens if construction dates change. If you must sell a current home, relocate, or end a lease, work backward from a realistic range of completion dates rather than a single target day.

Before closing, understand the walkthrough process and how to report items that need attention. Keep the builder’s written warranty information with your purchase documents.

Ask this first

What are the next decision deadlines, estimated completion range, and steps between the final walkthrough and closing?

06

Get clear answers before you sign.

Bring these questions to a community visit or a conversation with me:

  • What does this price include, and what is optional?
  • Are there homesites or move-in-ready homes that meet the same priorities?
  • What are the deposit terms and the key contract dates?
  • Which amenities and surrounding improvements are complete today?
  • What incentives apply to this home, and when do they expire?
  • Who will update me during construction and after closing?

When you have a shortlist, I can help you compare the actual homes and written details side by side.
